Pet Policy: 

1. No animal may be brought into the unit without explicit written approval from management.
2. The maximum number of pets is two (2) per apartment. Pets will be subject to visual inspection.
3. Breed Restrictions: Only cats and dogs allowed. No caged animals. No exotic pets. Aggressive breed dogs (or pets that may have a violent or dangerous disposition) are not permitted, including but not limited to: Pit Bull, Staffordshire terrier, Doberman, Rottweiler, Chow and/or any similar breed or mixed breed. This does not guarantee the approval of any other breed not listed. Only dogs and cats allowed. No caged animals. No exotic pets.
4. Weight Restriction: Weight limit is 40lbs. 
5. Pets shall be restrained (cats and dogs must be leashed) when outside the owner’s apartment or when visiting the apartment of another resident. (If the manager designates a specific fenced pet walking area, pets could be unrestrained in that area).
6. All female dogs over the age of six months and all female cats over the age of five months must be spayed. All male dogs over the age of eight months and all male cats over the age of ten months must be neutered. If health problems prevent such spaying or neutering, a veterinarian’s certificate will be necessary to allow the pet to become or continue to be a resident of the community.
7. Resident(s) agree to comply with all community policies and will be required to sign a separate Animal Addendum and pay a pet fee. A monthly pet rent is also required.
8. Pet owners shall be liable for damage caused by their pets. While it is strongly suggested that pet owners obtain liability insurance, it is recognized that this is not possible for many tenants. The landlord may require of the tenant payment of pet deposit for each dog or cat of $50 ($100 in carpeted apartments)
9. A non-refundable pet fee of $350 per pet is to be paid before we move a pet into the apartment.
10. Assistance animals for persons with disabilities are not considered to be pets and are not subject to breed and size restrictions. Assistance animals still require prior written approval of management, and are subject to verification.
